Lunch & Learn – PM Investment Day

PM Investment Day: Unlocking Property Wealth: A Day of Insights into Tax, Investment Strategies, and SMSF Opportunities

This one-day event promises to provide valuable insights for both seasoned investors and property management professionals, covering important aspects of property investment, taxation, and management strategies.

Why are we running this event?

We want to empower Property Manager’s with more knowledge in all aspects of Property Investment so they can have more meaningful conversations with their clients as well as to give PM’s more confidence to look at investing to create their own wealth for the future.

Our speakers will cover:

Depreciation & Tax: We will delve into the tax benefits associated with property investment, including how depreciation can be used to reduce taxable income. We will cover topics such as claiming depreciation on assets within a property, understanding capital gains tax implications, and maximizing tax deductions for property investors.

What Investors Look For and How to Invest: We will focus on the key factors that investors consider when evaluating properties for investment purposes. Aspects such as location, rental yield, potential for capital growth, market trends, and risk management strategies. Additionally, we will look at insights into different investment strategies and approaches, such as buy-and-hold, fix-and-flip, or short-term rentals.

What Property Managers Need to Know About Property: As property managers, we will cover essential skills and knowledge required for effective property management. We will dive into calculating property yield (return on investment), monitoring vacancy rates, understanding property valuations versus appraisals, and navigating legal and regulatory requirements.

Self Managed Super Funds & Investing: This session would focus specifically on the unique considerations and opportunities involved in using SMSFs to invest in property. Topics such as the eligibility criteria for purchasing property through an SMSF, structuring the investment within the fund, compliance requirements, and potential tax benefits. We will explore the advantages and limitations of using an SMSF to invest in property compared to other investment options available within the fund.
